L & R Remodel & Addition - Long Beach CA

This project involves adding on a family room and extending a bedroom. Also included inside is a new kitchen, a laundry room and a master bathroom.  Outside, a covered patio room will be built next to an existing pool.  Some of the challenges for this project are working around the pool, a small space for storing materials on-site, and existing engineering drawings that included a lot of work without regard to the costs.  The single family dwelling was built in the 50s and has no floor joists.  The existing drawings showed otherwise.  Also, the documented roofing structure was inaccurate and the drawings had to be redone.  A new engineer came up with using trusses to reduce costs and labor, and the project was simplified with a pair of strong walls for the patio structure.

The project started with layout, demo and removal of at least 40 cu yd of dirt and 5 yd of stucco.

Most all of the work is being done behind the house.  Backyard view shows proximity of pool.

Backyard view shows family room to the right and the expansion of the bedroom on the left.  The bedroom  wall will have the covered patio room next to it.  All that space with dirt will become the patio room.

Demo  Started:

All the stucco has to come off in the areas affected.  Since the clients wanted to stay as long as possible, we weren't going to bust through until the last moment.  One will stay throughout the whole remodel camping out in a few rooms.  We cut out the water heater and installed a temporary one under the house next to the bathroom for heating the shower and sink.  The utilities are in the way: power to the pool equipment, electric panel, water lines, power line in conduits under the ground, drains, block wall, not to mention the pool (to keep from damaging and getting dirty).

Concrete poured 1st phase: patio slab is last and comes later.




Concrete poured, cured a bit, and framed up - ready for plumbing work.  3/24/15



4/1/15   Rough plumbing completed, subfloor framing done, demo started on the house roof in preparation for the wall and roof framing.


4/8/15  After a brief pause for rain, the back half addition has rough walls, and the beams are up over the patio.  More trusses to come.
